Step-by-step buying guide
Buying a home is one of life’s most exciting milestones. Knowing what to expect makes all the difference. This step-by-step first-time buyer’s guide is designed to reduce stress, provide clarity, and help you enjoy the journey from start to finish.
Step 1 get Consultation
Do you already have a neighbourhood in mind? Are you leaning toward a condo, townhome, or single-family home? Do you know which features matter most to you – and which ones you want to avoid? And are you familiar with what’s currently available on the market? These are all things every buyer should have a clear sense of before moving forward.
Our first step is to meet with you, learn your wants and needs, and understand your vision. We will also walk you through the market and the buying process to ensure we are a great fit.
Step 2 Obtain pre-approval
If you haven’t spoken with a mortgage broker yet, now is the perfect time. A thorough pre-qualification removes the guesswork around how much you can afford and sets the right parameters from the start. Most importantly, it allows you to walk into any home with confidence – knowing you already have a “yes” from the bank when it’s time to write an offer.
Step 3 Decide your budget
Notice that I said to decide on your budget—not simply accept whatever amount the mortgage company is willing to approve you for. Lenders often qualify buyers for more than they’re truly comfortable spending, which is why it’s important to figure out your ideal monthly payment. Take time to map out a full household budget and think about how your expenses will change once you become a homeowner. If you’re moving from an apartment or living with roommates, it’s easy to overlook new costs like garbage, water, insurance, maintenance, or HOA fees. These extras can add up quickly and push you beyond what feels manageable.
Step 4 Choose your agent
Can you search for homes, book showings, and make an offer without a real estate agent? Technically, yes. But when it costs you nothing to have a professional on your side, why take on all that stress alone?
Beyond helping you search for homes, book showings, and navigate the offer stage, we also bring a deeper understanding of the local market. That means we can flag homes or areas that may not serve you well, introduce you to great options you might overlook, and share insights that make your decision clearer. Our goal is to help you land a home you love, without overpaying or second-guessing.

Step 5 Search the right home
This is often the most exciting part of the journey (other than moving in). We will schedule showings for any properties that catch your eye and fit within your budget. As you tour each home, pay attention to the details: jot down what you love, what you’re unsure about, and anything that feels like a deal-breaker. Test light switches, open and close doors, turn on faucets – really get a feel for how the home functions.
And remember, you’re not just evaluating the house itself. Take a few moments to walk the neighbourhood, check out the parking situation, notice traffic patterns at different times of day, and see how close you are to things that matter to you, like schools, parks, grocery stores, and transit. All of these little observations will help you understand what living there would truly feel like.
Step 6 Make an offer!
When you find the right home, we work closely with you to build a smart offer strategy based on real market data. We help you understand the full value of the property and guide you through the negotiation to ensure the terms work for you. Beyond just the price we also ensure your purchase is protected with the right conditions, covering everything from inspections to financing. We are here to offer guidance and security so you can move forward with total confidence.
Step 7 The Final Checks
Once your offer is accepted, the home enters the pending (or conditional) period. This is the final stretch where you’ll deliver your deposit, arrange inspections, finalize your financing, and complete any last checks. Taking a little extra care during this stage helps ensure you move forward with confidence and peace of mind.
Step 8 Before Move-in
Once the sale is finalized, there are a few important tasks to prepare for: securing home insurance, meeting with your lawyer, arranging utility hookups, organizing your down payment, and booking your movers. You may also want to plan for cleaning and any final preparations before move-in day. Make sure your utilities and home insurance are set to begin on possession day, so everything is ready when you move in.
Step 9 Home Sweet Home
It is time to settle in and celebrate a brand new chapter in your life. But our relationship does not end here. You can continue to rely on our team for local resources and ongoing support long after you move in.
