Posted rates vs. the rate you get

Posted rates are a bank's list price and mostly serve as a starting point. Your actual rate depends on your down payment, credit, income and whether the mortgage is insured, and is often 0.5% to 1% lower or more. Banks also run dedicated programs for newcomers to Canada.

To qualify, federally regulated lenders apply a stress test: you must afford payments at your contract rate plus 2%, or 5.25%, whichever is higher.
