Do sellers pay land transfer tax in Alberta?
No. Alberta has no land transfer tax. The buyer pays small Land Titles registration fees, so as a seller your main costs are commission, GST on that commission, legal fees, and paying off your mortgage.
What is a Real Property Report, and do I need one?
A Real Property Report (RPR) is a survey showing your property lines and the location of buildings and improvements. The standard Alberta residential purchase contract requires the seller to provide a current RPR with evidence of municipal compliance. If you've added a deck, garage, or fence since your last RPR, you'll likely need an updated one. Condominium units generally don't need one.
Is GST charged on the sale of my home?
The sale of a resale home is generally GST-exempt. However, GST of 5% applies to real estate commission and legal fees, which is why this calculator adds it.
Will I pay capital gains tax when I sell?
Usually not on your home. If it was your principal residence for every year you owned it, the gain is generally tax-free under the principal residence exemption, but you must still report the sale on your tax return. Rental and investment properties are different. Talk to an accountant about your situation.
Is real estate commission negotiable?
Yes. Commission isn't set by law. It's agreed between you and your brokerage in the listing agreement, and it's usually shared with the buyer's brokerage. What matters most is the net result: strong pricing, marketing, and negotiation often add more to your sale price than any difference in fees.
What are "adjustments" on closing?
Your lawyer splits ongoing costs at the possession date. If you've prepaid this year's property taxes or condo fees beyond your move-out, the buyer reimburses you; if they're unpaid, you owe your share. These usually amount to a few hundred dollars either way, so they're not included above.
For illustration only. This is not legal, tax, or financial advice. Commission rates are negotiable and set out in your listing agreement. Legal fees, discharge fees, RPR costs, and mortgage penalties vary, so your lawyer's statement of adjustments and your lender's payout statement will show the exact figures.
